In some recent research published recently by, Upad, Saturday is the most popular day for tenants to visit properties for let.In fact, no less than 82 per cent of those who took part in Upad’s survey said they preferred to attend property viewings on Saturdays, followed by Sundays (72%) and weekday evenings (50%). Times when viewings are least popular include weekday mornings and afternoons.
So Landlord friends, think about your availability before you post an advert, if you are unable to make viewings the next weekend you may miss the chance of a successful let.
Upad also found that one third of tenants using its site are most likely to send an email or make a phone call about a property outside of office hours – usually between 8pm and midnight. At the same time, however, Monday and Tuesday lunchtimes appear to be the daytime ‘spikes’ for enquiries to landlords, presumably when tenants resolve to set up viewings for the week ahead during their first mid-day break.James Davis, CEO and founder of Upad, says it’s crucial that landlords reply quickly to enquiries and that “with people’s lives busier than ever, landlords need to be flexible about showing their properties to suit the tenant. Even though there are few things more important than finding somewhere to live, this has to fit in with other commitments and engagements, not the other way around.”
